Nassau's grievance process runs through the Assessment Review Commission (ARC), then Small Claims Assessment Review (SCAR) if needed. Most owners never see the inside of it — that's the point of hiring someone who does this daily.

Before you file, here's what owners usually ask.

No. The Assessment Review Commission can only reduce your assessment or leave it unchanged — it cannot raise it as a result of your filing.
There's no fee to file an ARC application yourself. If you disagree with the ARC's decision and escalate to Small Claims Assessment Review, that carries a $30 court filing fee — which we cover for you on every plan.
Nassau County assesses property at 100% of market value, so in theory your assessment should equal what your home would sell for. In practice, values drift out of line with the market between reassessments — that gap is usually where a grievance case comes from.
No — homeowners can represent themselves, and no attorney is legally required. Most owners hire a representative simply to save the time of researching comparable sales and tracking the case through ARC and SCAR.
You owe nothing. Our fee is 25% of your realized savings, so if the ARC doesn't reduce your assessment, there's nothing to pay.
